1.        How would you describe Philippa to work with ?

 Extremely knowledgeable and very positive.  Always full of helpful tips and advice.  As first time buyers we could not have asked for a better agent.                                 

 2.        Did Philippa take time to understand your needs and budget ?

 Absolutely.   Not only did she take the time to understand our needs,  she was not afraid to persuade me from some of my renovation ideas, which at the end saved us lots of money, time and stress.

3.        Did you receive appropriate listings & view all of the houses that you wanted to see ?

 Yes, and with my understanding ( or lack there off ) we viewed all the houses that we wanted to see, even  though she knew the house was not good for us. If we wanted to see it, Philippa would show it to us.   We would have saved time if we listen to her advice.  She was also very patient with us, because we were changing our mind from single family home to semi-detached to a townhouse. 

4.       Did Philippa ever pressure you in any way ?

 Absolutely not !!!  We are a military family and we were on a tight schedule,  but even under the circumstances Philippa would never pressure us to buy anything we did not fell absolutely happy about.  Actually she advise us to rent if necessary and keep looking, but don't buy because " we have to ".

5.       Was Philippa Knowledgeable about the market ?

 Yes, and she know how to relay it to somebody who has no experience with real estate markets.  On top of her market knowledge, Philippa has a very good understanding of finances.  Because of her we got much better mortgage rate. 

6.       Were you satisfied with the negotiations on your home purchase ?

 Yes.  She was right on the money and we negotiated the price down to what was the right price. 

7.       Did Philippa follow  up with you once you took possession of your home ?

We still talk to each other.  Almost a year after the purchase we keep in touch.

8.       Would you feel comfortable referring Philippa to friends, family?  

I wouldn't recommend anybody else.

9.    How would you describe your overall home buying experience ?

It was everything I didn't expect.  I have read Mike Holmes book on home inspections, and talked to people who have purchased homes (mainly in Toronto ), and  I was ready for a high pressure and high stress situation.   It was nothing like that.  Philippa is super fun to work with.   In my opinion her confidence and comfort stems from her knowledge of the market.  I did my research, and I was asking a lot of questions, she would always have and answer.  Her customer care was always second to none.  She was always available and would return our calls within hours, sometimes from home too!

Q-  Did Philippa take time to understand your needs and budget?

A - Absolutely!  We told her exactly what we were looking for and she did everything she could to find it.

Q - Did you receive appropriate listings?

A - Philippa was really limited to the listings she could show us because of the timing we chose.  When we went for our HHT, the market had thinned out quite a bit.  But she showed us all the best ones at the time and anything else that was for sale to help us compare.

Q-  How many houses did Philippa show you?

A - We were there for a week and she showed us everything she could in that week.  We probably saw 6-12 house per day in the first 3-4 days.  IF there had been more, she would have shown us more.  There wasn't much for sale when we came, we should have gone a few weeks prior.

Q-  Did Philippa ever tell you "you could do better" or recommend you avoid a house after a showing?

A- Yes she did.  She was always very honest.  The only reason she would show us some of these houses was so that we could see what was really out there.  There wasn't much left when we were there.  So it was good to see what was listed at what prices.  It was much easier to spot "the good ones" once we had seen some of the "bad" ones..  IF it was a good quality buy, she would indicate that it was.  IF it was something that was on the market for a while, she would be able to tell you why and what was wrong with it.  She knew her stuff.  If we didn't want to see something, she wouldn't waste our time with it.  We were the type that we knew right away if we like it or not.  We were in and out of houses in 5-10 mins.  But if it was over priced, she would say it was.  If it was a dirty house, she would indicate it before we went in.  If it was a house that showed well, she would tell us that too.  She knew all the good and bad.  IF the location was good, she would definitely tell you and why.


Q - Did Philippa ever pressure you to buy a house that you weren't certain of?

A - NEVER.  In fact, we came home from our HHT without even buying a house.  She never pressured us, she knew we hadn't found it.  She knew what we were looking for and assured us that she would keep looking for us.  She kept in touch with us frequently.  Sent us all the new listings as soon as she received them and would ask us if anything tweaked our interested.  When she felt she found the house we were looking for, she phoned us right away.  IT was only about 2 weeks later.  She went to the house and took loads of pictures for us and we had a real good idea what it looked like.  We made an offer without even seeing it in person.  We flew out there that weekend to see it before the inspection and before closing the deal and we knew right away we made the right decision!

We were disappointed that we didn't find anything when we were on HHT.  But everyone in her office were reassuring and told me that if anyone would find me a house, Phillipa would...and they were right!  She even called people who didn't have their house for sale to see if they would be interested in selling.  I mean, she did everything she could while we were there to find us something.  She called several other realtors to ask them if they knew of any new listings coming on the market soon that she could tell us about.   She did all this while we were there so she could do everything in her power to find us our home.  She didn't give up even after we left.  And it paid off!!!

Q-  Did you feel your agent was honest and trustwortht?

A-  I feel that Philippa is incredibly honest and very reliable.  She'll tell you if the house is crap or if it's a good investment.  She would tell you if she loved it or if she didn't.  If you want a good quality home that is excellent for resale, she'll find you exactly that.  But you have to trust her.  She knows her stuff.  IF it's not there, it's not there.  She won't pretend it's there if it isn't.  That's what I loved about her.  She'll try very hard to find it.  But she can't show you something that just isn't there.

She's very professional, she's very keen and she really takes her job seriously.  She will listen to you and she will not stop until she finds you what you are asking for.  She won't feed you a bunch of crap just so you'll buy a house, because ultimately she wants your business on the other end of this too.  She wants to keep your business so that she can also represent you when you need to sell your home too.  The better the location, the easier the resale.

Yes she really did. To be totally honest I switched back and forward from wanting a duplex to a condo to a single family residence.  I thought that I was becoming annoying because I really didnt know what was going to work best for me.  She always reassured me that she would look at anything I wanted whenever I wanted. I even took a break for awhile because of my indecisiveness and she was very supportive to me and said when I was ready again to let her know and that eventually she would find what I was looking for.

All the time, sometimes she would just walk in and say lets go.  She was very in tune with the area and knew the best spots.  Once when we went into a house that I quite liked, she turned all the lights out and it showed how very little natural light was coming in, so we didnt buy it. She noticed that the window frames were rotted when they looked ok to the nakedeye. She spoke about the duplexs and how it was ok when you had good neighbours but that it was never guaranteed even if they looked ok now, what if they moved and renters came in.

5)  Did Philippa ever pressure you to buy a house that you weren't certain of?

Never, quite the opposite, she was really working with me and usually it was her who put me off.  One of the houses I had put an offer in on and we had some concerns with it but the vendors said that they would do all the work that we wanted, she still called me up and said she had a really bad feeling about it because it could have been a grow op at one time and said that we should pull out.


6)  Did you feel your agent was honest and trustworthy?

I totally trusted everything she did for us.  We own two houses and I wouldnt hesitate to hire her again and I hope that she will be able to help us sell the other one at some point as well even though it is in a different town,
